Our client entertained 30+ people each month and needed to create a little more elbow room to be able to do it more comfortably and in style. We added approximately 8′ across the back of the Living Room and expanded the kitchen for banquette seating. The new addition afforded additional space for laundry/mudroom and for a new work-at-home office.
We confronted a significant challenge in having to put in helical piers that went down 26’ due to a basement below the first basement, all to carry the weight of the new addition. We also set a large 28″ deep long-span beam in place to carry the loads above and make way for the new wall of windows/doors on the rear elevation of the home. As part of the overall project, the master bedroom suite and dining room refreshed and older double-hung windows were replaced with energy-efficient casement windows throughout the whole house as well as interior doors and trim.
